Beachside Realty Rental Management Division has been well known for over 39 years for our SUCCESSFUL rental management department so prospective tenants are always calling us for our latest available properties. Also, we advertise on many websites including the MLS
We interview and take applications. We do background checks.
We make the property ready for the tenant and take pictures before the tenant goes in.
We do periodic inspections
We collect the rent and place notices on the tenants’ doors if they are late. We will start an eviction process if necessary.
Our bookkeeper, Steve Eichstaidt, does a monthly accounting and sends that with the monthly check. We will also send the funds to a bank that you choose and email you the accounting.
We respond immediately to any repair requests that the tenant might give us. We call you first but regularly we get three estimates for anything large. If it is a small repair, we use our handymen and take it off the next month’s rent.
We send you a 1099 at the end of the year.
We will also pay other periodic bills for your property such as taxes and insurance, condo fees etc at your request.
We do property inspections at the end of the lease period and work with your advice as to necessary repairs (such as painting, extra cleaning) and we get the property ready for the next tenant. For the long term tenants we do Reconciliation Statement if we wish to withhold some of the security deposit of the tenant
